Located in the vibrant Spitalfields district, just moments from Liverpool Street Station, the Folgate Building has undergone a transformative redevelopment, emerging as a premier office destination in London.

Formerly known as Liberty Place, this long-leasehold property now offers 6,200 sq. m. of future-ready workspace that seamlessly integrates cutting-edge design with top-tier sustainability. The redevelopment involved a comprehensive refurbishment and a strategic extension, including the addition of two new floors alongside significant enhancements to the basement, core facilities, and reception areas.

Maximising the building potential

The project retained key structural elements, such as the original concrete frame, preserving the building’s integrity while maximising its potential. Floor-to-ceiling heights range from 3m to 3.8m, providing spacious and light-filled interiors that enhance the user experience.

A defining feature of the transformation is the replacement of the existing façade with modern brick detailing, designed to complement the surrounding conservation area while elevating the building’s architectural appeal.

AET’s UfAC solutions

Central to the Folgate Building modernisation is the integration of the AET underfloor air conditioning (UfAC) systems.

Supplying highly efficient heating, cooling, ventilation, and ensuring optimal occupant comfort and flexibility, our systems were installed across floors 1 to 7 with 3 CAM-V units serving each floor. To accommodate the reduced floor void height of 200mm on the newly added 7th floor, slimline Fantile™ units were installed to maximise floor-to-ceiling heights.

For the remaining floors, a consistent 300mm floor void was maintained throughout the building, enabling efficient system performance and underfloor service flexibility.
