The building

24 St James’s Square delivers 17,705 sq ft of Grade A contemporary office space in a prime West End location. Recently redeveloped, the building blends timeless elegance with modern performance, retaining its traditional façade and private balconies while offering dual aspect views over St James’s Square and Pall Mall.

The AET role

With the design brief focused on preserving key architectural features while delivering flexible, premium office space, a conventional ceiling-based system wasn’t viable. AET’s UfAC system was specified to help maximise floor-to-ceiling heights and elevate the double-aspect interiors.

A combination of CAM—V22 and CAM—V33 units was installed across eight floors, supported by roof-mounted high-efficiency heat pumps. Conditioned air is delivered via slimline TU350 Fantile™ units, all within a 200mm floor void.
