Located in the heart of Wimbledon, 247 Wimbledon is a landmark development offering nearly 3,000 sq. m. of premium office space. The building seamlessly integrates co-working spaces on the ground and lower ground floors with light-filled, flexible offices above.
Drawing inspiration from the local Arts and Crafts movement, the façade combines robust materials to create an engaging and timeless aesthetic that enriches Wimbledon’s high street.
Designed with today’s dynamic workstyles in mind, 247 Wimbledon offers a versatile environment that caters to diverse tenant needs. The ground floor features a stunning multi-functional reception area, incorporating café facilities, workstations, and a lounge. The upper floors boast generous floor-to-ceiling heights ranging from 2.85m to 3.85m, with large front and rear windows ensuring abundant natural light throughout the building.
The south-facing garden terraces cascading across each floor provide tranquil outdoor areas, enhancing the workspace experience. The project included the demolition of the previous structure to construct a brand-new six-story building, complete with premium amenities, parking, and modern infrastructure.
AET played a key role in delivering advanced environmental control systems tailored to the building’s modern specifications. The offices are equipped with AET’s underfloor air conditioning (UfAC) systems, ensuring optimal indoor air quality, precise temperature control, and efficient use of space.
The system comprises 2 CAM—C15 units paired with RYYQ8U systems and 13 CAM—C25 units with RYYQ12U systems, alongside 116 TU4 Fantiles™ and 88 passive return air grilles. These elements work seamlessly within the building’s 270mm floor void, enabling flexible layouts and accommodating future technological upgrades.
