Project details

Originally built in the 1970s, 72 Broadwick St was formerly the UK headquarters of the National Magazine Company Ltd. It is located in the heart of Carnaby, near Oxford St and Regent St, and within the Soho Conservation Area.

A truly mixed-use space, it offers flexible commercial offices, restaurants, a gym, retail space, and residential apartments. Structural alterations to the building included façade removal, the extension of the floorplates, a newly rebuilt 5th floor, and a dynamic new profiled roof.

  • The innovative repurposing and refurbishment of this landmark building, which occupies an island site of 0.5 acres fronting Carnaby St, will deliver much-improved commercial and residential accommodation as well as major sustainability and aesthetic benefits.

Maximising the building potential

AET’s UfAC systems were installed across the 4th floor’s 1,600 sq. m. office space, allowing it to dispense with all ceiling-based services and high-level grillage. This has helped maximise floor-to-ceiling heights, highlight key architectural details, and increase natural light levels.

Conditioned air is induced into the space via AET’s unique Fantile™ units, fitted seamlessly into the building’s raised access floor. A total of 170 TU4 EC Fantile™ units were installed across the floor plate and can be easily repositioned in minutes to suit varying office layouts.
