9 Devonshire Square is a Grade II listed 18th-century former warehouse, perfectly positioned between the City and Spitalfields. Part of the vibrant Devonshire Square campus, the building celebrates its industrial heritage with exposed brickwork, steel trusses, and period warehouse features, while embracing modern workplace needs.

Located just a short walk from Liverpool St Station, with Bank, Aldgate, and Shoreditch High St stations nearby, Devonshire Square offers exceptional connectivity. The nearly 60,000 sq. m. private campus is home to retail, leisure, and office operators, with generous public realm and outdoor green spaces designed for flexible working.

Building Redevelopment

The property underwent a comprehensive CAT—A refurbishment led by architects JRA. New, larger windows with advanced glazing maximise natural light while improving thermal performance in line with the building’s modern services strategy. The upgrades have created open, efficient workspaces while preserving the historic character of the estate.

Earlier redevelopment in the 1980s added modern office buildings to the campus, blending functionality with the historic charm of the original warehouses. Today, DSQ 9 offers redesigned receptions, modernised office floors, and exposed soffit ceilings that highlight the building’s unique architectural character.

AET role

AET first became involved at 9 Devonshire Square in 2021, delivering UfAC for CAT—A fit-outs across floors 1, 2, and 3. In 2024, AET returned to the building to support further CAT—B reconfigurations on the 4th floor.

Floors are equipped with AET’s CAM—V system, dividing each floor into eight cooling zones powered by Fantile™ units. This system maintains high indoor air quality while supporting exposed soffit ceiling designs and generous 2.9m floor-to-ceiling heights. Floors 4–5 have the system installed with four-pipe fan coil units to meet specific tenant requirements. The 4th floor alone is equipped with 106 Fantiles™ and over 20 Flextouch controllers, providing ultimate flexible zone control.

Flexible comfort & control for every corner of the workspace

The 4th floor features 8 CAM—V systems, supporting a varied mix of meeting rooms, corridors, and open-plan areas. By supplying air through Fantile™ units in the raised floor and drawing return air at high level, CAM—V delivers consistent comfort without cluttering the ceiling.

For occupiers, this means quieter, more adaptable workspaces with individual control, seamless design integration, and the flexibility to reconfigure layouts as needs evolve.

Sustainability & Efficiency

Sustainability was central to the refurbishment. AET’s underfloor systems enabled a flexible and efficient services strategy, reducing ceiling service zones and enhancing thermal performance.

Our systems support both design freedom and long-term operational efficiency, contributing to the building’s focus on modern, adaptable, and sustainable workspace.
