Background

This extensive Grade II listed building refurbishment offers a light and airy contemporary CAT—A office space and incorporates AET’s innovative and highly adaptive underfloor air conditioning (UfAC) system across all five floors.

Purchased in 2020 by GMS Estates and located next to London Bridge, Bridge House was originally built in 1832 as a hotel and subsequently altered in the 1960s with a rear annexe added in the 1970s.

Project details

The refurbishment of the building was led by Emrys Architects who obtained planning consent to remove the 1960s roof lights, create new windows, and add a new floor above the old 1970s annexe. A new garden roof terrace delivers stunning views across the city, Borough Market and Southwark Cathedral.

The consulting engineers selected AET’s CAM—V system as the most appropriate air conditioning solution. It offers the highest flexibility and adaptability and maximises the generous floor-to-ceiling heights.

The AET role

A total of 13 CAM—V33 Conditioned Air Modules (CAMs) were installed across five floors, served by high-efficiency, roof-mounted heat pump units. A mixture of AET’s standard TU4 and slim line TU350 Fantile™ units were installed throughout the building, with the latter on the ground and fourth floors to accommodate the shallower, 200mm floor void.

System Adaptability

AET’s adaptable UfAC system gives tenants full control of their office layout — Fantile™ units can be quickly repositioned to suit any CAT-B fit-out, delivering a more cost-effective and sustainable air conditioning solution.
