Project Overview

Located just off Regent Street and moments from Piccadilly Circus, Hammersley House occupies one of the West End’s most desirable pockets. While the location is a major draw, the true character of the building lies within: high ceilings, a distinctive terraced floorplate and expressive ceiling geometries that naturally lend themselves to creative interior design.

This project is a strong example of how AET systems evolve with a building over time — supporting multiple refurbishment stages, changing tenant needs and increasingly bespoke floor-by-floor solutions.

The brief

Originally delivered by AET as a CAT—A installation across office floors 1–4, Hammersley House has since transitioned through successive CAT—B tenant refurbishments, with AET returning to reconfigure and recommission the underfloor air conditioning system to suit new layouts.

Unlike many projects where our systems are designed across entire buildings, this scheme demonstrates the real-life adaptability of underfloor air conditioning at individual floor level, responding to architectural constraints, tenant aspirations, and future flexibility.

The AET solution

At Hammersley House, underfloor air conditioning allowed the building’s architectural features to shine:

— High ceilings and irregular ceiling forms were left unrestricted
— No reliance on ceiling-mounted services
— Greater freedom for interior designers and occupiers.

By relocating air distribution from the ceiling to the floor, AET enabled a clean overhead aesthetic while maintaining occupant comfort and zoning flexibility.

The system was reconfigured and recommissioned to support evolving CAT—B layouts, including the relocation and addition of fan terminal units, updated controls and enhanced return air strategies — all delivered with minimal disruption.
