Building Background

This high-end refurbishment and extension of a 1930s warehouse and former clothing factory has had its interior space transformed into six floors of premium, light, airy, and flexible workspace — with an estimated 47% reduction in carbon emissions.

Project details

The ceiling heights and original windows were key features to preserve, making our underfloor air conditioning system advantageous since all equipment can be installed beneath the existing raised access floor with no need for a lowered ceiling.

Reducing the building’s energy consumption and carbon emissions were key considerations for this project, and AET’s system was selected due to its low environmental impact and high efficiency.

The AET role

In collaboration with the architects and consultants, we specified our CAM—C underfloor air conditioning system for the main office areas. For the 4th-floor mezzanine, where floor voids were minimal, we introduced the CAM—V system with TU350 slimline Fantile™ units — selected specifically to maximise floor-to-ceiling height while maintaining performance.

Maximum Flexibility

The internal layout of Harella House was designed for maximum flexibility, with AET’s Fantiles™ recessed into the 240mm floor plenum. These units can be easily moved and repositioned to suit evolving office layouts — giving end-users greater control over their workspace without the costs and disruption of relocating fixed, ceiling-based systems.
