Nestled in the heart of Mayfair on the newly pedestrianised Pollen St and just steps from Hanover Square, Pollen8 is a reimagined 9,450 sq. ft. office development. Situated above the Michelin-starred Pollen Street Social, this stylish property, owned and managed by Morgan Capital, exemplifies their reputation for delivering premier office spaces in London’s most exclusive markets.

Innovative UfAC for a restrictive structure

Originally built as a residential property, Pollen8 presented design challenges, including reduced floor-to-ceiling heights that rendered conventional ceiling-based systems impractical. Drawing on previous success with AET Flexible Space systems at 11-12 Hanover St, Morgan Capital opted for underfloor air conditioning (UfAC) to meet these challenges.

AET’s CAM—V system was deployed with five floor-supply, high-level return units — one per floor — placed in self-contained enclosures to conserve core space. To maximise ceiling heights, the existing 170mm floor void accommodates 76 slimline TU3 Fantile™ units, strategically positioned between 150mm structural beams.

A catalyst for growth

The building’s transformation includes a new 5th-floor extension, expanded floor plates from the 1st to 4th floors, and reconfigured cores. These enhancements, which include the installation of our UfAC, have redefined Pollen8 into a bright, open workspace, seamlessly integrating innovative design and cutting-edge technology to support modern businesses.
