Sustainability Leader in Dubai’s Skyline

Majid Al Futtaim Tower II is an iconic office headquarters in Dubai and the home of Majid Al Futtaim Properties, part of one of the Middle East’s leading property, retail and leisure groups. The building was the first in the UAE to achieve LEED EBOM Gold certification for existing building operation and maintenance, demonstrating exceptional performance in reducing water consumption, improving energy efficiency and significantly increasing waste recycling compared to its baseline operation.

AET’s Role — Flexible Air Distribution for Occupant Comfort

To support high indoor comfort and environmental performance, AET’s underfloor air conditioning was specified for the development, delivering a flexible solution throughout the workspace. The system consists of 45 independently controlled zones and approximately 500 Fantile™ units, providing responsive air distribution tailored to occupant needs.

Post-installation monitoring demonstrated strong user satisfaction, with 79% of respondents reporting satisfaction with the indoor comfort environment in the LEED Occupant Comfort Survey, reinforcing the system’s contribution to quality and performance on a certified green building.
