Buiding background

Located between Holborn and Fleet Street, Edenica is a pioneering new workplace in the heart of London’s Midtown. A development bringing together cutting-edge sustainability, wellbeing, and future-proof design in a landmark addition to the city.

Community impact

Edenica extends its positive impact beyond the building with a new public pocket park, creating a green, accessible space that enhances the neighbourhood. The design references the area’s literary heritage with inscribed architectural details, blending cultural memory with modern urban regeneration.

Project details

Edenica has been designed with longevity, flexibility, and environmental responsibility at its core. It is fully electric, using 30% less energy than current standards, and has been designed to be net-zero carbon in operation. The scheme includes the UK’s first standardised approach to Materials Passports, supporting a circular economy through responsible material re-use and lifecycle tracking.

Raising the bar on green design

The prefabricated masonry envelope provides passive solar control, natural cooling, and has a lifespan of over 120 years — at less than half the embodied carbon of typical cladding systems. Flexible floorplates support low-carbon, CAT—B-ready fit-outs, while rooftop gardens and planted terraces offer generous private and communal green space.

Edenica achieves an embodied carbon footprint of 561 kgCO₂e/m² and a whole life carbon footprint of 1,257 kgCO₂e/m², surpassing GLA and UK net zero benchmarks. It is targeting BREEAM Outstanding, and has already achieved WiredScore Platinum for its smart, connected design.

AET role

To meet the project’s high standards for sustainability and flexibility, AET supplied and commissioned over 400 TU4 Fantile™ units and circa 40 CAM—V units (including V11, V22, and V33 models) across multiple office floors.
The underfloor air conditioning system plays a key role in delivering adaptable comfort with minimal energy use and zero ceiling-based ductwork, supporting low-impact CAT—B configurations and long-term tenant adaptability.

Looking ahead, AET will continue to support the scheme with upcoming tenant fit-outs, proving the long-term value and flexibility of underfloor air conditioning for evolving workplace needs.
