Located opposite The Ritz Hotel on Piccadilly, the redevelopment of One Berkeley Street is a standout project showcasing the seamless integration of functionality, aesthetics, and tenant-specific solutions. The scheme involved the re-use of two 1970s buildings, retaining 90% of the existing frame and façade elements along its two main elevations. This mixed-use development combines high-end office spaces and a luxury hotel, delivering exceptional value through thoughtful design and precise execution.

Project overview

The completed project exemplifies our ability to adapt to varying tenant needs within a single development. Originally designed to CAT—A requirements, the project evolved into a CAT—B fit-out after three tenants, including the owner, committed to occupying the building.

Tenant-specific approach

Eastdil Secured (2nd floor)

As the London HQ for the global real estate investment bank, the 1,100 sq. m. 2nd floor required a modular, flexible design. Collaborating with architects AHMM, we introduced an additional CAM—V11 unit to serve the west-facing boardroom, addressing increased solar gain while maintaining comfort and efficiency.

Tenant-specific approach

Starwood Capital Group (3rd floor)

The private investment firm’s 1,100 sq. m. space followed a traditional CAT—A to CAT—B fit-out process. Working alongside fit-out contractor Okra, we executed the installation with precision, delivering a premium workspace aligned with the tenant’s operational requirements.

B-FLEXION (4th, 5th, and 6th floors)

B-FLEXION (formerly Waypoint Capital), a private investment firm owned by the Bertarelli family, occupies three floors totalling 3,300 sq. m. The Italian-born, Swiss-based Bertarelli family is renowned for its leadership in life sciences and biotechnology through its multinational companies. Crosstree Real Estate Partners, its real estate investment arm, spearheaded the redevelopment of One Berkeley Street, established as both developer and end-user.

Addressing challenges with tailored solutions

This mammoth project presented several challenges, including achieving significant sustainability goals, maintaining the building’s distinctive character, and ensuring optimal daylight levels throughout.

We prioritised reducing the building’s energy consumption and carbon emissions by integrating cutting-edge HVAC systems, including CAM—V units with CHW/LPHW coils and TU3 Fantile™ units. These systems provided efficient climate control while minimising energy use.

The design retained the façade elements while incorporating new floor-to-ceiling glazing, allowing natural light to flood the interior. This approach reduced reliance on artificial lighting and enhanced the building’s ambience and tenant satisfaction.

On-site coordination & adaptability

To meet each floor’s unique structural and design needs, we coordinated closely with contractors and stakeholders to supply, install, modify, test, and commission advanced materials and equipment in real time.
