Located in London’s vibrant Blackfriars district, The Carter at 11 Pilgrim St has undergone a comprehensive transformation, emerging as a Grade A office space with exceptional amenities, highly efficient floorplates, and impressive ESG credentials.
This ambitious refurbishment and extension project revitalised an ageing office block into a modern and sustainable workspace tailored for today’s tenants.

Project details

The refurbishment focused on a back-to-CAT—A upgrade, spanning the entire building from the basement to the newly added upper floor. Enhancements included improved accessibility, enhanced functionality, and a welcoming design that meets the demands of forward-thinking businesses.

Sustainability was a central theme, with the introduction of a new green roof featuring vibrant terraces that support biodiversity and provide enjoyable outdoor spaces. Additionally, new cycle parking facilities, basement locker rooms, and showers promote eco-friendly commuting and a healthy work-life balance.

AET role

A key part of The Carter’s transformation was the integration of AET’s underfloor air conditioning (UfAC) system on the 7th floor, enabling higher ceilings, larger windows, and greater natural light. Served by four CAM—C units and thirty TU4 Fantiles™, the system provides layout flexibility, comfort, and energy efficiency.

Alongside this, the reconfiguration of stair cores improved internal flow, while a refreshed ground floor and new retail unit enhanced accessibility and vibrancy. Completed with a bespoke CAT—B fit-out, The Carter sets a new benchmark for sustainable, adaptable office design in London.
