Blending heritage with innovation, The Fitzrovia delivers a new benchmark for workspace and retail in London’s West End. Located on Tottenham Court Road, this 6,000 sq. m. development embodies timeless design and modern performance.

Design & Architectural Vision

The Fitzrovia is a striking addition to the evolving landscape of Tottenham Court Rd. Its distinctive glazed façade is formed from sculpted terracotta panels and finished in a sage green–grey hue inspired by Celadon-ware; the ceramic panels shimmer with changing light and seasons, bringing renewed texture and vitality to the streetscape.

Circular Thinking, Timeless Design

Inside, the building combines retail, office, and residential elements with a focus on wellbeing and flexibility. Private terraces on levels four and five, a 150 sq. m. communal roof terrace, end-of-journey facilities, and a biodiverse green roof all contribute to an exceptional occupier experience.

Innovative construction techniques also define the project — from a Delta Beam structure using 90% recycled steel to 129 photovoltaic panels saving an estimated 7.5 tonnes of carbon annually!

AET’s Contribution

AET is proud to have completed the CAT—A delivery of its UfAC system at The Fitzrovia, supporting the building’s 100% electric servicing strategy and contributing to its outstanding environmental credentials. The installation comprised 21 CAM—C25 conditioning units and 172 TU4 Fantile™ units within a 270mm floor void, operating with a refrigerant-based coil system.

Together, these components deliver precise zone control, adaptable comfort, and minimal visual impact — the perfect fit for a building designed around wellbeing, flexibility, and architectural integrity.

AET is also currently engaged in the CAT—B delivery, continuing its role in the building’s lifecycle and recommissioning for incoming tenants.
